General Meeting October 7, 2008, 6:00 PM"Millionaire Mailman"
|
"Graham Treakle—Foremost Authority in Real Estate Foreclosures and Short Sales"Graham became known as the foremost authority in real estate foreclosures and short sales shortly after leaving his full time banking job and publishing his first book “Your Insiders Guide to Successful Short Sales. He has been a full time investor since 1998 and has 20-30 deals in the pipeline at all times. Graham buys and sells houses in his hometown of Winston-Salem North Carolina. |
![]() |
Graham bought his first foreclosed property three months after graduating from college. “I learned in college that about 90% of millionaires start in the real estate business, and I have followed that model ever since. On my very first investment property I bought and sold it in less than 15 days, and made over $12,000.”
After investing in real estate for additional income while working at the bank, Graham decided to use his banking experience to master the real estate foreclosure market. “By knowing what numbers the bank is using to determine whether or not to accept a short sale request allows me to make offers that I know will get accepted.”
When asked about why he choose to write a book on short sales Graham answerers:
We were working on several deals at one month and we got another lead on a foreclosure. I was too busy to work on another short sale (I was working at a bank). I asked my wife Donna to handle the deal. She knew very little about how to negotiate with the bank, and I told her to just follow the steps on the checklist and that everything would be fine. Needless to say, she negotiated a great short sale on her very first try. She negotiated a home appraised at $123,000 with a $97,000 loan balance down to $68,000, and the home needed less than $10,000 in repairs. That’s over $40,000 in equity after the repairs.
“If I can negotiate a short sale with one child on my hip, a child pulling at each leg, and nursing a newborn, then anyone can do it. Short sales are actually pretty simple. You just have to let the bank know that you are an investor who knows
their numbers, put together a professional offer, and be kind to the negotiator. It can’t get easier than that.” -Donna Treakle
Graham’s streamlined approach to real estate investing is an excellent model to follow if you want achieve your financial goals with real estate investing. If you like to ideal of automating your business and using proven strategies that work in today’s real estate market, then Graham “Mr. Banker” Treakle’s is right for you.

In that short amount of time, he has successfully been involved with 165 real estate transactions. Additionally, Damon has 34 profitable Lease Option Homes in his Portfolio and most of these were Probate Deals. He also has been involved with Real Estate transactions and developments in NC, TN, AR, TX as well as the country of Mexico. |

Damon's career in Real Estate was tough at the onset. Prior to getting involved in Investing, Damon had a successful travel business with an old High school friend as a partner. This company was very profitable and growing. Unfortunately for Damon, the company was started and fueled by his own money and credit. This venture came to a halt when his partner drained the bank account of almost $200K and ran up the company credit cards to almost another $200K then disappeared in Australia. Damon struggled to keep the company going but ended up losing everything.
With no money and a Credit Score of 370 Damon was at a big disadvantage. He stumbled into a Probate "Real Estate" deal and not really knowing he was able to make $28,000. Additionally, this property had a positive cash flow of $500.00 per month. Not to mention, Damon was grateful to be helping someone who needed assistance in a time of need. He knew that Probate investing was the key to financial independence with the added benefit of not having to worry about money.
Having lost both of his parents and dealing with the struggles associated with Probate, Damon has special interest in making sure Probate deals are done legally and to the beneficial interest of all the parties involved. With the assistance of attorneys, CPAs, and his own experiences Damon has helped create a very useful and up to date Probate Investing Course.
Since this initial deal, Damon has purchased 33 other properties that all offer him positive cash flow. These properties have all been acquired in the last few years and are worth more than 3 million dollars. In addition to that, Damon has been involved in countless money deals valued at several million dollars. Damon has been successful despite the many hurdles that he had to overcome to make this dream a reality.

The real estate world has been turned upside down. What once worked now doesn't. As opportunity changes, one must adjust to the new market. Short sales, being when the lender takes less than what's owed on the property in order to facilitate a sale, have become the rage in the new market.
Do you know how to efficiently work a short sale to get the best price in the shortest time line? Do you know the formulas lenders use to calculate what they will take? Do you know the methodology lenders use to establish value? Do you know how to structure a short sale flip to sell to an investor?...owner occupant? Do you know the pitfalls to avoid? These questions and so much more will be answered.
Mike Stott, a former SREIA President, has over 17 years experience in short sale negotiations, including 5 years on the lenders side. He is a certified loss mitigation negotiator and licensed real estate agent with Coldwell Banker Tampa Bay REO. His presentation will be extremely informative, whether you work your own short sales or outsource them to someone else. Bring your questions or contact SREIA for questions pertaining to this upcoming event.
Remember to bring any deals you are working on or are looking for and any questions you might have. It’s a great opportunity to network with some very experienced real estate entrepreneurs. See you there!
Suncoast Real Estate Investors Association attendees purchase their own lunch for $10.00 at Sam Seltzer’s, 4744 N. Dale Mabry Highway. Lunch starts at 12:30PM, with the presentation afterward. You must be a member to attend. You can join at the door. Seating is limited so arrive a few minutes early.

J. T. Foxx is the founder and President of The Millionaire Puzzle and the National Association of Real Estate Millionaires. Many know J.T. as a very popular syndicated weekend radio personality with the “J.T. Foxx Show”. This show features such celebrity guests as Senator McCain, Secretary of State, William Cohen, Jesse Jackson, Trump, and George Ross (Donald Trump’s right hand man), and celebrated authors like Robert Kiyosaki, author of Rich Dad, Poor Dad and Bob Proctor, author of The Secret. Robert Kiyosaki was just on J.T.'s radio show recently, July 19th.
Although his popularity and success on the radio continues to rise, J.T.’s true passion is continuing to invest in real estate and helping others. In fact, J.T. still spends 80% of his time managing his investments and pu rchasing lucrative deals at well below their true market value. At 28 years old, J.T. is known as the “Real Estate Phenom”. J.T. has accomplished a remarkable feat by buying and selling over 500 properties and closing over $40 million in real estate deals as a result. He succeeded with no money, no credit and no experience all within the last 4 years by the age of 27 - in a hot market.
Previously J.T. was flat broke and came to Chicago from Canada with the clothes on his back and his rusted out Ford pickup with 250,000 miles on it. J.T. knows what it is like to be hungry for success and because of this personal experience he is reaching out to those like him and others who dream of achieving their goals. J.T. is active in the real estate market daily, continuing to learn what will and will not work. Unlike most of the “millionaire maker gurus” who no longer invest in deals, and spend the bulk of their time selling books and tapes, J.T. vows to change the industry by teaching people techniques that work in today’s market and help both new and active real estate investors make more money now.
When it comes to real estate, everyone has an opinion. TV analysts, newspaper writers, bloggers, and in dividual investors are all part of a machine that often gives out misleading and inaccurate information – which could explain why some never complete their first deal or never take their game to the next level. Real estate remains the profession in which more people than in any other have achieved their American dream and/or have become millionaires. Some might argue that my success in real estate at the level and speed at which I accomplished it is therefore impossible to duplicate. This could not be further from the truth. In fact, my goal is to teach you how to become better than me, make fewer mistakes, be more efficient, and more importantly, do it all by being yourself. Remember that a wise man learns from his mistakes and genius learns from other peoples mistakes.
Who Was The First Real Estate Millionaire?
It is notable that America’s first millionaire was a real estate investor. In the late 1700s, John Jacob Astor was a trader who made his money trading fur, silk, tea, and fine china. But in the 1830s, Astor started investing in New York real estate, and before long he became known as Manhattan’s landlord. He is probably one of the most dominant real estate investors of all time. In fact, when he died his estimated net worth was $20 million, which translates to approximately $450 Billion in today’s dollars. Astor’s story is not only inspiring but reinforcement that real estate will always be the greatest investment.
Don’t reinvent the wheel – make it go faster
One of the biggest mistakes many new and active investors make is their unprecedented need to reinvent real estate. Although I strongly believe you must do business differently than others to succeed, I do not think you need to change the way the game is played. Just use what’s there, make the wheel go faster, and put your personal touch on it. If you are going to succeed in the New Generation of Wealth and Success as it relates to real estate you need to abide my six principles of investing in real estate.
1) Always buy properties below market value regardless of market conditions.
2) Evaluate each real estate deal as if it were a business.
3) Shoot for the long term, but evaluate and write down every exit strategy.
4) A strong back office is more important than the property you buy.
5) Don’t try to be anything but yourself.
6) Keep investing in your education, no matter what the cost, as long as it relates to today’s market. Knowledge and credibility are your=2 0keys to success.
7) Investing in real estate with partners is the only way to go.
The secret to making money is making your money work for you, and in my opinion, real estate is the best way to achieve that. If the real estate can carry itself, enjoy the benefits of appreciation, and grow with partners you are well on your way to becoming a very big success. By the age of 27, I have bought and sold more than 500 properties in a four-year span without using my own money, and without credit or experience. That is nothing compared to what my students and I will accomplish over the next two to three years, as one of the greatest times to buy properties below market value is upon us.
Remember successful people are willing to do what unsuccessful people won’t. Success is not a matter of chance but a matter of choice, this is the time to make your move and I promise you that great wealth and success are upon you. How do I know this? Well I still spend 80% of my time buying and managing real estate in today’s market and this is one real estate wave I want to ride all the way to financial freedom.

Learn from the pro, at the SREIA June meeting, when Jack Shea will review the new Florida Land Trust law that went into effect in October 2006 and was revised again in October 2007. Jack is from Chicago where the Land Trust originated in 1892 and is the standard way of holding real estate.
Jack and attorney Mark Warda, who is also from Illinois, have been working together on trust matters in Florida for over 20 years.
There are several items in the new law that is of importance to real estate investors. The changes expand and clarify the original 1963 law, which was very brief. These revisions include new trustee functions, new director duties and new homestead rules. The law clearly states that every Florida resident may have a Homestead Exemption on his personal residence. Many counties had differing opinions on this topic and the law now clarifies it.
Jack will also discuss how investors take full benefit of the law in using the trust as: 1) a management system 2) an estate planning tool 3) an asset protection device 4) a financing system 5) a syndication method.
The use of trusts allows the transfer, mortgaging, optioning and other transactions to be done privately and quickly without witnesses or notaries. You will see why investors capture the advantage of leasing, optioning, and lending without the necessity of foreclosure to reclaim a property. These and many of the other benefits of the best land trust law in the U.S. will be presented and discussed with SREIA members.
Jack Shea was raised in Chicago and attended the University of Illinois where he received a BS degree in Engineering with a minor in business. He spent seven years as an Air Force pilot flying four-engine transports. He was an aircraft commander and flight examiner, and lived in France and Japan.
He spent over ten years in the aviation and technology industry serving as head of marketing, and as an officer for several New York Stock Exchange corporations.
After continuing with graduate studies in business and marketing, he was an adjunct professor in the MBA program for Florida Institute of Technology.
Jack moved to Florida in 1978, and began investing in real estate. He is a licensed Realtor and Mortgage Broker. He has done syndications and mobile home development. He also has bought and sold mortgages and notes on personal property. He has concentrated on buying and selling options on real estate, and has been an investor in single-family homes. Jack operates a 1031 exchange facilitator business with his wife, Merle, and conducts classes and briefings on the details of tax-free sales and purchases. A few of these ventures have even been successful.
Jack has written and taught classes on Land Trusts with attorney, Mark Warda. He also has written and taught on lease-purchase contracts, 1031 exchanges, and mortgage investments. Bring your questions and join the discussion.
Americans use credit every day, yet most people know nothing about the credit system and how it works. Because Americans use credit daily, the problem is epidemic and affects every consumer. The President of the United States declared February “National Credit Awareness Month” in 2004.

“Making Money in Today’s Tough Times” can be done. Professional entrepreneur Jeff Smith will prove it if you will give him 90 minutes.
Smith, a Tampa-based real estate investor for 29 years, will open up his no-holds-barred system for you April 1 at the Suncoast Real Estate Investors Association, Inc. (SREIA) general meeting. The group meets at 6 p.m. at the Doubletree Hotel, 4500 W. Cypress Ave., in Tampa.
“This will be prime meat with no filler,” Smith said. “Speakers turn investment meetings into sell-a-thons too often. That won't happen here. There will be one short commercial, that’s it.”
Smith started his real estate investment career in 1980 and specializes in systems that find bargains others can’t. He has built a system to find, finance, fix, fill and flip his properties.
He started to teach others how to make their mark in real estate in 1998. This is his 10th year as a national trainer and seminar instructor. He will offer a special seminar later this year priced at what he charged 10 years ago.
Smith said the April 1 event will be quick paced but filled with valuable strategies on how you can turn around your fortunes in this tough market. He will offer tips and strategies on how to find the deals, how to finance them with cheap money and how to fix them for as little as half what you pay now.
He will show you how to fill your rentals quickly and effectively and how to flip your houses for a profit in this market.
The first 125 who attend will receive a valuable bonus package free from Smith. It will include a newsletter, extra strategies and surprise items you will can to improve your cash flow.
Don’t miss this free chance to learn how you can turn your frown into a smile and start to make money again in real estate.

Don't miss the hottest topic in the real estate market today. What to do when your faced with a foreclosure: Learn by one of the leaders in this industry, GPS.
GPS Loss Mitigation Services reduce losses associated with mortgage delinquencies by partnering with homeowners, their realtors, and their lenders in an effort to find a reasonable alternative to foreclosure that will be acceptable to all parties. Our experts work hard to assess each situation on a case-by-case basis, working rapidly yet diligently, to review every alternative that might offer our clients the opportunity to avoid foreclosure.
Brian Smith: VP - Loss Mitigation: The core of what GPS is all about is helping people find solutions to real, potentially crippling property problems.” And Brian knows firsthand the kind of hardships that some people are going through -- because he experienced it himself! "I know from personal experience that there IS hope! And I want to show you that GPS can point YOU in the right direction - to a place of resolution and to a new beginning! My Loss Mitigation Team will strive to help you do just that!"
A graduate of the US Air Force Academy, military pilot, and war veteran, Brian and his family have lived and served all across the USA. He earned a Bachelor's Degree in Chemistry and a Master's in Analytical Mathematics before becoming a full time pilot. After being furloughed from American Airlines, Brian got involved in real estate investing and rehabbing. He later became licensed as a Florida Realtor. Besides his involvement in multiple real estate ventures, Brian is an active member of Idlewild Baptist Church, enjoys golf, tennis, fishing, camping, and other family activities.
Michael Stoppa: VP – Operations: "I'm not just an owner, I'm also a client!" That's what Michael once said about GPS, because, like many others, Michael too once found himself sitting on a home that became an urgent property hardship. "I got involved in a failed real estate investment. I needed to know my options. It turns out I needed someone to negotiate for me." And so entered Brian Smith! Michael helped Brian co-found Genesis Property Solutions in an effort to help others find solutions to their own property problems. "More often than not, we find that homeowners get stuck and don't know what to do. They need to work with someone who not only knows how to help them, but who has also walked a mile in their shoes. I've been there. I know all about the stress and heartache. I also know there are ways to get a fresh start! That's what GPS is all about."

I’m sure everyone is aware of what is going on in the real estate arena today. There are many things you may not know about unless you have the inside information.
Come and hear a 23 year veteran of working in the foreclosure arena Tamra Wondrow of Foreclosure Disclosure who has also been a vendor with SREIA for more than a decade.
Foreclosures have always been a hot area of interest for most people. Year after year “experts” pull in more new investors into classes in this area than any other yet most never do their first deal. They just don’t get all the right information they need. It is a great area to work in and there are several different opportunities for investors.
Find out about what is going on in today’s brisk and rising foreclosure market, why it is happening, and what changes you can expect to see in the future.
More importantly, find out how you can make money in this often misunderstood investment area.
Suncoast Real Estate Investors Association attendees purchase their own lunch for $10.00 at Sam Seltzer’s, 4744 N. Dale Mabry Highway. Lunch starts at 12:30PM, with the presentation afterward. Bob Davis and Linda Mills have worked tirelessly for SREIA for almost two decades. Both have also served on the board in many capacities and have been vital to the success of this association.
Linda has held every office on the board and is a past president who served two terms. Besides all the committees and tasks she has done which are really too numerous to mention here, unless you have a lot of time you like to listen to me ! Linda is the one person who has been most responsible for bringing all of our speakers to the general meetings. No small task in and of itself. She has given of herself tirelessly and continuously through the years always with a smile and a quiet competence. Besides doing all this, she has attended national conferences and cruises representing SREIA and is known to the real estate community throughout the country. She has been a great asset and a key to how well SREIA has done in the past and will continue to do in the future.
Bob has been the quiet, competent man of the board who has done just about everything there is to do in this organization. He has always stepped up to the plate every time no matter what it was each time he has been asked to do something. You have seen his name every month on the "What you Missed" column in the newsletter. He has attended just about every meeting we have ever had and helps set up and take down the room. He also has been one of the most instrumental people in designing and maintaining our SREIA web site. He has been a truly outstanding volunteer and colleague.
We are deeply in debt to their service, their unwavering loyalty and friendship, their inexhaustible energy, and their wise council. They are truly outstanding volunteers and SREIA is all the better for it. All we can say is: thank you, thank you, thank you. If you ask what I would say to describe them in a few simple words I'd like to take a phrase coined from Kelly Ring and John Wilson on channel 13. Quite simply Linda and Bob, you are truly two shining examples of "What's right with Tampa Bay!".
You learn how to find properties, how to determine the right price and how to obtain the funds to make the purchase by attending seminars presented through out the year by SREIA and other real estate professionals. The first question an investor needs to answer prior to all this is what is my exit plan. One such exit plan may be to keep the property long term and become a landlord.
Learn how to buy keepers and be a landlord by one of Tampa’s most experienced investors in this business. David Fabian is a long time property acquisition guru in many counties through out Florida. His exit plan is to hold on for the long haul. He will share with us how this exit strategy can build the most wealth in a short period of time.
David Fabian graduated in 1992 from the University of South Florida with B.S. degree concentrating in Accounting. Shortly thereafter he became a Certified Public Accountant and spent 10 years with several different companies in both the Public and Private Sector.
He bought his first rental in 1996 in Winter Haven Florida and he and his wife, Sabrina, continued buying 4 rentals every year while working their full time jobs as C.P.A’s.
In the year 2001, Dave and his wife partnered with another investor and did their first full Rehab and subsequent “Flip”. Shortly thereafter they both quit their jobs and went full time into real estate.
David currently works with his partners out of their West Tampa office building and purchases 3 or 4 properties per month while his wife is a full-time Mom to their 7 year old daughter and 4 year old son.
Come learn some expert strategies to the exit plan that can build wealth fast.

Jack Miller is an active investor who specializes in single family houses however, he has bought, sold or held for investment over 500 properties including apartments, mobile home parks, office buildings, development land, hundreds of time shares, over 1 million in mortgage paper, businesses, commercial property, and land leases spread over 21 states from Hawaii to Maine and Florida to Oregon. More significantly, all but one property were bought without a single institutional loan being placed on the property and without any personal loan guarantees or personal financial liability.
Jack Miller started the first seminar on single family house investing in 1975 and his course textbooks on Options, Management, and Trusts represent the standard of the industry. Since 1978, he has personally written and published his monthly investment newsletter, The CommonWealth Letters, and he continues to present monthly seminars around the country.

Wayne Brown has been a real estate appraiser for over 30 years in the Tampa Bay Area appraising properties from single family residential lots to multi-use high rise buildings in Philadelphia.
Wayne worked for three different banks and lending institutions as their senior review appraiser. Wayne also worked for HUD appraising apartment buildings on a national basis.
Wayne is actively involved in doing appraisals for REO foreclosures for banks and financial institutions.
Prior to his appraisal career, Wayne was a social worker for child abuse and a federal agent with Department of Justice.
According to Wayne, the real estate market we have today is because the investors were fueling the market, and they were the ones that were the driving force behind the market that resulted in substantial increases in value that we saw for a few years. Now, we have a different market and one of the main reasons for the change is investors have basically jumped out of the market and that along with the interest rate increase is what has happened.
So, how do we deal with the market we have now? What helps sell a property? What adds value to a house? Where does square feet play a part? Does landscaping really have a big impact? Which comparative sales should be pertinent to the value you may ask for your house?
Come hear all about it and bring your questions for Q&A time.
Discover negotiating techniques and paperwork that make the numbers work.
How does an investor deal with situations involving pre-foreclosures and short sales? What position is the homeowner in? How can you help a homeowner in distress who can not possibly catch up on their payments? What are typical challenges the investor or investor’s buyer may have to deal with to qualify? What is the best way to approach the situation to make it a win win? Title companies see it all. SREIA’s guest speakers from Genisis Title and Peter Croizat will be presenting these answers and more at SREIA’s next Advanced Investor’s Luncheon. You must be a member to attend. Members are charged $10 to cover the cost of the lunch.
Vince Pizzitola will be back to help you find out. How, you might ask! Quickbooks First Aid to the rescue!

Gregory Pinneo
“I have heard Robert Kiyasaki speak, and read all of his real estate books (Rich Dad Poor Dad) and I can tell you that he is no Greg Pinneo…In 20 years, I have heard over 500 speakers do their thing, and I can tell you that you and Zig Ziglar are the best that I have ever heard!”
- Patrick Snow, National Speaker and Author
Gregory Pinneo is a Northwest native and a graduate of the University of Washington. For over 30 years Greg has been a full time real estate investor and has become a recognized industry expert in acquisition, finance, negotiation and property management.
Greg’s personal portfolio has included the purchase of over 500 units in over 200 different buildings. In addition, he has conducted more than 500 brokerage negotiations. Greg has created a system that in over 30 years of investing has never lost him money on a Real Estate transaction. Through a myriad of challenging and changing conditions, Greg has never missed a mortgage payment and unlike many in our industry, has never declared bankruptcy. Greg is Owner of Gregory Pinneo Construction And Development Company, Average Joe Consulting, Real Investors Association and Founder and CEO of Reach Returns, Inc.
While actively engaged in growing both his business and his real estate portfolio, Greg served as an instructor on Real Estate Investing for Seattle Pacific University for four years. As an educator, and ad hoc advisor, Greg teaches strategies for success, effective techniques, and productive practices. He shares lessons learned that have proven enormously valuable in real estate investing.
Greg has a passion for “giving back” to the profession and people in his life. He has been a keynote speaker for numerous universities, business and community organizations as well as high schools. In these engagements he gives entrepreneurial insights, motivational speeches and commencement addresses. From the highlights of building an extraordinary entrepreneurial empire, to summiting some of world's highest mountain peaks, to the lows of a prison cell where he spent several months, Greg's diverse experience and willingness to be open about all of his history allows him to bring a very unique message. Greg's life story is one that entrepreneurs and students alike will find unforgettable. Greg hopes in communicating his lessons learned that he can help others avoid pitfalls and face their own personal challenges with ethics, hope and encouragement.
How do you sell a house quickly in today’s environment-or any environment for that matter? How do you get the price you want? One of the most understood elements of wealth accumulation is selling. Join us for an exciting evening with our guest speaker Jose Valdez, a young and aspiring entrepreneur who is successfully making a living through creative real estate.
Some folks think sales people are born. Jose will help to dispel that myth. Jose will also show some of the "secrets of selling houses". He'll tell you why they sometimes don't sell and what you have to do to change that. He'll also show you how to attract buyers, capture calls, and build a buyers list to have waiting for you to sell them a house. All this and much more!
Will property insurance go up or down in the future months? What is covered on my policy? Am I insured for liability? What happens when my house is vacant? Is there anything besides a Citizens policy? What do I get if my house burns? What do I get if a break in occurs? What if my A/C is stolen?
Mike Buice will educate us on the present insurance industry and answer these questions and many more that you may ask at our next SREIA’s advanced Investor’s Luncheon.
Mike Buice, owner of Vicki Diaz Insurance, has been in the insurance business for 19 years. His office has a combination of 58 years of experience in the insurance business.
Vicki Diaz Insurance writes all lines of business from property & causality to financial services.
Because of the experience and relationship they have with company representatives, they are able to enjoy some of the more competitive companies that other agencies like theirs do not have.

For those who want to get rich in real estate but can't seem to get started, Andy Heller presents…
"Real Estate Riches for Regular People”
Presented by "Regular Guy" Andy Heller
There are literally hundreds of wealth-building strategies available for real estate investors. Some are more lucrative than others, and many are simply way to much work for the money that an investor hopes to make. “Regular Guy” Andy Heller, will show you why of the hundreds of wealth-building formulas reviewed, Fortune Magazine recommended Andy Heller’s strategies.
Like so many of us, Andy Heller started investing part time, pulling aside a few hours each week for his hobby. Since then he has build a fortune in his spare time using basic, proven formulas that anyone, including "regular people" can do in ANY real estate market. Andy has since authored "Buy Low, Rent Smart, Sell High" and has been interviewed and prominently featured in respected publications including Kiplinger, WallStreetJournal.com, TheStreet.com, Personal Excellence, Money Magazine, and MarketWatch.com.
Andy will show you in his exciting presentation...
And much, much, more!

Neither Andy Heller nor his real estate partner Scott Frank, ever intended to become full time real estate investors. However, in their approximately 40 years of combined real estate investing, they have developed a long term real estate investing strategy that has allowed them to make loads of money while minimizing their time, effort and headaches. |
On a part-time basis, while involved in successful non-real estate careers and putting their families first, Scott and Andy have bought, rented and sold approximately 100 homes. Additionally, in many years, they have made more money in their 2-5 hour a week “side real estate investing job” than in their 40+ hour per week day job.
Over the years, Andy and Scott learned a lot. They eventually developed the “Buy Low, Rent Smart, Sell High” program, which is a grounded and realistic wealth generating method. You can use it to buy one home, or dozens. Andy and Scott are living proof that it can be done, and it does not take a lot of money or a lot of time….just the desire to make it happen.
In 2005, FORTUNE MAGAZINE recognized the “Buy Low, Rent Smart, Sell High” program among the top five real estate wealth building strategies. After the Fortune recognition, requests came in for Andy and Scott to speak and teach others what they have learned during their real estate investing career. Shortly thereafter Andy and Scott formed their educational company called “Regular Riches”. Andy and Scott selected the name “Regular Riches” to show that “regular guys” and “regular gals” just like them can achieve real estate riches.
Andy was born in Canada, raised in Florida, has lived for many years in Georgia and California, and has studied real estate markets throughout North America. He has helped countless people in their efforts to realize their dreams, and he is ready to share his knowledge to simply and easily put you on the road to financial freedom.

Every time we leave our homes, we expect to return and find it in exactly the same condition as when we left it. When we return to find disaster has struck, we are left emotionally distraught and facing financial peril. Whether we are homeowners, business owners or landlords, no one is prepared for disaster.
Now you may be thinking ‘I have insurance and my insurance company will take care of me during this time.’ Maybe they will, maybe they won’t. Consider this: during catastrophes, your insurance company may be taking steps to ensure its’ own survival. You can bet, your survival will only be incidental to those steps. Are you still comfortable with your insurer?
