One of SREIA's main missions is to bring its members education about opportunities that will improve their real estate success. For SREIA's next General Meeting in September, SREIA will feature two guest speakers who are well qualified to present this unique program.

Summer is nearly over, schools are back in session and it is time to add new tools and strategies to your services program. Opportunity zones are all around us in the Greater Tampa Bay region. The counties of Hillsborough, Pinellas, Polk, and Pasco account for 84 opportunity zones, or 18% of the Florida’s 472 opportunity zones. The Opportunity Zone marketplace is open through the end of 2026. So come to our session to learn about the tax investment strategies that will increasing dominant our real estate markets as it influences the behavior of investors, investment sponsors, developers, businesses and tenants, capital markets, public-private partnerships, and our regional intermediaries such as investment advisors, real estate brokers, and investment bankers.

The Tax Cut and Jobs Act of 2017 ("TCJA") included approximately 2,200 words for insertion in the Internal Revenue Code to create a tax-incentivized investment program called Opportunity Zones. At its core, the program's underlying concept is to incentivize private capital markets to invest the winnings (realized gains) into specific nationwide and U.S. territories low-income census tracts (qualified opportunity zones) to increase the amount of long-term capital allocated to economic development. While Opportunity Zones investment strategies are available to both individual and corporate taxpayers, this article's target audience is individual taxpayers, and their advisors, to offer a thought framework and deliberation process for individual taxpayers to evaluate the merits of including Opportunity Zones investment strategies within their overall wealth management program......... We periodically hold brainstorming meetings and have found these to be very popular. Those attending have found them informative and helpful, full of different investors' opinions and valuable advice. Members and guests share their good successes and bad disasters and help each other to do things right the first time (hopefully) and to avoid pitfalls. This interaction is valuable, especially if you are new to real estate investing.

Bring your experiences to answer other’s questions and bring your questions that others may provide answers.

Some ideas for discussion can be, but are not limited to: tenant problems, i.e., notices to evict or cure; collecting money during eviction; rehabbing a house to retail-ready condition; repair or re-roof; should the kitchen stay or go; preventing a/c theft; experiences with options; marketing to sell quickly; foreclosures / short sales; contractors; code enforcement; and much more.

Bring questions to get answers and increase your real estate education.
