At every foreclosure and tax deed auction, a “minimum bid amount” is established for the sale of the subject property. This number is the least that the complaining party will accept. In foreclosures, this party is known as the plaintiff; for tax deed files, the county establishes the minimum bid. Any amount bid over the minimum is, for the purposes of this training, considered “surplus (or excess)” funds.

These funds are available for claiming by the parties in the action generally based on their priority.

In this event we will discuss:

  • Where to locate surplus funds information
  • How to market your services to the potential claimants
  • How priority is established and how to potentially re-establish priority
  • Florida’s Surplus Trustee laws
  • How to earn the most from each client by using this easy-to-remember retainer “pitch”
  • How to select an attorney for your business
  • How the tax deed and foreclosure processes work
  • The best time and the best way to contact potential clients

Surplus funds recovery has always been one of my favorite money-making ventures. What could go wrong? You know exactly how much money is in play, making negotiations a less risky venture. The parties and their priority is established, making it easier to identify the party with the highest claim.

This is a great course for anyone with half-decent computer skills who is just a bit of an extrovert. This potential income stream also welcomes partnerships.

Who is Rich Meyer?

After college, Rich worked his way up the corporate real estate ladder to become the broker and owner of ERA Prestige Realty. For the next few years, he grew Prestige to a formidable four-office operation with over 250 full time agents, exceeding $45M in annual sales each year in business. Of course, this is when $45M meant something.

After a divorce, he sold the real estate offices and went to work for a leading foreclosure law firm where he studied the legal aspects of real property law, the election of remedies and foreclosure litigation.

In 1993, his expert understanding of the consequences of default led him to begin investing in foreclosure and tax deed auction properties. To date, he has participated in the acquisition and sale of over 1900 (and counting!) auction properties (not REO’s!).

Rich’s default mastery has helped him to create multiple streams of income from Tax Deed auctions, Foreclosure auctions through surplus funds location and recovery. Rich has personally participated in surplus funds recovery in an amount over 9 million dollars.

In 2003, Rich’s business model became more focused on an “off-the-beaten-path” investment in defaulted mortgages and notes. All in all, he’s purchased 1000’s of institutional first and second mortgages.

Lastly Rich also remains extremely active in the field of (defaulted consumer debt) judgment collections. Rich currently receives over $12,600.00 per month in passive income resulting from monthly settlement payments from various judgment debtors.

Rich is a member of Real Estate Owned Managers Association of California (REOMAC), a member of the National Tax Lien Association (NTLA), a platinum member of Broward Real Estate Investors Association (BREIA) and a founding member of the Default Investor Association (DIA).

Rich’s experience and real-life examples in the field of default investing create a powerful yet enlightening narrative that has been enjoyed by real estate investors of all interests and levels of experience.
